As things in our industry shift, the words we use matter more now than they ever have. In this episode of Realestatable, Tiffany and Ashlee interview the amazing Angela Leach about her modern, authentic take on scripts. Listen in to hear the inside scoop on the scripts Angela and her team will be using in 2024! Angela’s Modern, Authentic Scripts She learned her scripting style from Danny Burgess, especially using short, simple scripts that slip easily into conversations. Her scripting style is very modern. She focuses on sounding conversational and relatable. Scripts for Gathering Info and Following Up At an open house, she waits until people have gone through the house before starting a conversation with them. Then, she begins building a relationship. Rather than asking, “Do you have a realtor?” Angela asks, “Who is your realtor?” Only ask these questions once your rapport is established! Right after an open house, she follows up with a short video reintroducing herself, thanking people for coming through, and offering them the disclosures for that open house or information about other houses in the area. The next day, she often sends a text message unrelated to real estate - like a list of restaurants or parks in the area the open house was in. Scripts for Buyers’ Agents Buyers’ agents need to craft and perfect their buyer presentations and buyer packets. Agents need to walk potential clients through the value they would receive as clients so they understand what they’re paying for. “Are you up to date on the NAR settlement going forward? All buyers will need to sign an exclusive agreement with an agent in order to even see a home or submit an offer.” – Don’t assume they know what’s going on with the NAR settlement. Following an objection: “This agreement formalizes our relationship so that I can get started working for you. The cool thing is that it can be canceled at any time, although nobody has canceled an agreement with me before. This agreement outlines my fiduciary responsibilities to you and is a symbol of our commitment to work together, similar to giving your spouse a wedding ring.” If buyers ask you to lower your commission: “No, this fee actually covers all the services we just talked about. And most of the work happens after we get the contract. I don't get paid if you don't get the home.” How to Prospect for Listings Connect with your sphere of influence. Keep up with people consistently and maintain your relationships so people think of you when someone they know needs to list their home. Use mailers in your area. These need to be consistent so that people get used to seeing your name. Make sure you’re including information about local events so people are excited to read them. Social media is a great strategy. Make videos that offer value to sellers and buyers - helping them sell their homes quickly, get higher offers, etc. “Stick to just three prospecting techniques. Change can be hard, but it’s coming. In this episode of Realestatable, Ashlee and Tiffany discuss the NAR settlement and what it means for the real estate industry. They’re here to help you understand what’s to come and get some perspective on what will stay the same. Remember: there’s no time like the present to improve your skills as an agent… no matter what’s happening in the industry! What Do We Know? Commissions are, as always, negotiable! While the media makes it seem like commissions are a thing of the past, they are still a part of the process. The cooperating commission will no longer be allowed on the MLS. Sellers no longer have to pay buyers’ agents from their commissions, but they still can – and doing so may give them a competitive advantage! For Buyers’ Agents Buyers Representation Agreements are going to be required. This is common practice in many places, but this will be new for some agents! Buyers’ agents must perfect buyer consults – even though the paperwork is standard practice, it feels awkward and salesy. We have to learn to make it a comfortable part of the process. Some of this information can seem overwhelming for first-time buyers and families for whom homeownership feels out of reach. Help your buyers understand the nuances of the NAR settlement. Focus on the Positives! Think of this as your opportunity to find new ways to hone your skills and improve your business. Some agents are changing their model to use a “flat fee,” but this option should only be used by agents in some circumstances – talk to your broker! This is just the beginning of a big change. There may be more changes to come in the future! Have you ever read the NAR Home Buyer & Seller profiles? Reading a bunch of stats isn’t everyone’s idea of a good time. Luckily, Realestatable is here to sift through the numbers and bring you all the key takeaways you need to know! In this episode of Realestatable, our hosts Tiffany and Ashlee walk you through this amazing resource to help you learn from the past year by hearing what your average agent experienced. If you want to check out the report for yourself, check out the Resources section below! Homebuyer Insights The typical homebuyer's household income now averages $107,000. First-time homebuyers made up 32% of all buyers, with the distance moved from the last home decreasing significantly.  Seller Statistics The typical seller was 60 years old and had varied reasons for selling. 39% of sellers traded up to a larger home, while 33% purchased a smaller home.  Market Trends Existing homes are gaining traction with buyers due to more options and opportunities for updates. Detached single-family homes remain the most popular at 79%, highlighting the importance of neighborhood quality and community features.  The Role of The Agent Real estate agents are seen as valuable information sources, with 90% of buyers finding their agent very useful. Relationships and referrals continue to be crucial, with 43% of buyers using agents referred by friends or relatives. Only 13% of clients are returning to the same agent they’ve used before - make sure you’re keeping up with your relationship-building game.  Reflecting on Professional Practices When you’re creating online listings, don’t forget to put as much information as you can out there for potential buyers to see. But it needs to be edited significantly - ChatGPT isn’t going to fact-check itself! When the ChatGPT plug-in is added to your Chrome browser, it offers digestible summaries of search results. People are using this to help them make decisions and find new agents! Get familiar with this system by using the Chrome plug-in yourself. Both buyers and sellers have more information than ever when it comes to microregions and neighborhoods they may want to land in. That is a big concern for them, so use AI to stay up-to-date on all the sub-regions in your area to personalize your client approach.  Changes Coming in the Next Few Years The Copilot app is already available for download. As the tech improves, we will see agents using it to create their PowerPoints and update their CRMs - the sky is the limit. Immersive applications will help buyers make better decisions by allowing them to do virtual walkthroughs and tracking what types of homes they gravitate towards. Attention new agents (or agents who haven’t worked with a buyer in a while)! In this episode of Realestatable, Tiffany and Ashlee break down the buying process into simple steps that you can follow. They also offer helpful tips on making the process as smooth as possible for everyone involved, from offer to acceptance! What Should You Do First? Check how many days the house has been on the market. Look at the history of the property. Is this the first time the house has been listed? Build rapport with the listing agent. If you take the time to connect with them and show them you’re a committed agent, they’ll want to work with you. Take the time to sit down with your client and work on creating the offer with them. Explain as much as you can!  After the Initial Excitement Don’t rush. When putting an offer together, take your time and do your homework before committing to your offer. Set clear expectations with your clients. You know how busy your schedule is, but your client may not. Let them know (kindly) how long it’ll take to put an offer together. Talk to the lender to talk about the payment amounts and discuss whether closing costs are your buyer’s responsibility.  What if Your Buyer REALLY wants the House You have to be the reality check. Show your clients comparable properties with similar floor plans and look at how much those properties are selling for.  If they desperately want the house but they’re asking for a lot of updates or the house is a little bit out of their budget, help them understand that they’ll have to give somewhere! If you’ve built a good working relationship with the listing agent (and the lender), that will at least help you get the most information possible.  “Gather the data to have a smoother transaction. In this episode, Tiffany and Ashlee ask Cate all about hosting client seminars that engage and educate your community? Whether you’re a seasoned realtor looking for tips or you’ve never hosted a seminar before, you’re sure to hear practical tips you can use. Cate’s Journey in Real Estate She started in real estate straight out of college - none of the traditional fields appealed to her, and real estate checked all of her boxes. After working with a mid-sized brokerage for 12 years, she and her now husband opened and ran a company together. Cate loves to work with and mentor a team. Her business partnered with a national brand, so she gets to work with a team, and she is also working as a coach! Hosting a Seminar Figure out who your audience is. Are they going to be interested in coming in to hear what you have to say? Or would they rather look for their information on YouTube? Choose your seminar topics based on your region. Be specific and narrow your niche so your audience connects with the subject. Find a place to host it. Cate suggests choosing a coffee shop near an apartment complex - then advertise at the coffee shop AND the apartment complex! Avoid hosting at your real estate office - it’s too stressful. Making a Connection With Your Audience It’s okay to find a venue with a busier atmosphere. Coffee shops can be a little more busy, but can also create a vibe where people feel relaxed. Rather than aiming for a 50-person audience, it’s better to host 5-10 people. Then you can talk to people directly and they’re more likely to ask questions! Getting the Word Out Advertise at your venue of choice and other nearby places to target people who are already “in the neighborhood”. Start advertising three weeks in advance. Any earlier and people will see it and forget about it. Use different methods! Flyers, posters, and online advertising can all help catch people’s attention. Definitely go beyond just social media. Try partnering with someone else in the industry (who isn’t another agent). They can share the event with their network and share marketing costs! If You’re Worried About Speaking in Front of People Remember that you know more than they do. You don’t have to be the most knowledgeable person in the industry - just more knowledgeable than your audience! Have an “elevator pitch” rehearsed and ready for when people ask you a question you don’t know the answer to. “We’re not looking to host 50 people. My goal would be to host somewhere between 5 to 10 so that I have an opportunity to build relationships and answer direct questions.” – Cate Waggonner-Lee “Preparation is huge. Advice and opinions are not the same thing. Yes, your clients are coming to you to help them make an important life decision, but that doesn’t mean your personal opinion is always welcome. In today’s episode of Realestatable, Tiffany and Ashlee talk about that fine line between offering advice and dumping your feelings onto your clients. Listen in to hear their practical tips for adding nuance to delicate conversations in the world of real estate! Working With Buyers Focus on your buyers’ opinions more than your own. While you’re touring homes with them, note what is important to them and voice those opinions back to them. If your clients are interested in a property that you think might be in the wrong neighborhood for what they’re looking for, encourage them to drive by it before scheduling a tour. When you can see the red flags on a property but your buyer can’t (and they have their hearts set on it), talk them through their emotions and help set up a deal that protects them. With sight-unseen contracts, try giving your clients a full video tour of the house before sharing your experience. When you do describe the house, use all five senses. Be detailed! Working With Sellers Remember that your sellers might take your comments personally. Be tactful in how you encourage them to stage their home. Ashlee recommends telling sellers to pare their belongings down as much as possible - when you feel like your house is empty, you’re 90% ready to list. Tiffany reminds us that “new houses sell best” - the closer a house looks to not being lived in, the better a stranger feels walking into it. If Your Clients Ask You About Other Agents… Yes, you may have an opinion about an agent you’re dealing with. But if your client asks you, it’s always best to stick to facts (and not your opinions). Remember, you’re there to make things happen for your client. If you know an agent will bring certain challenges, prepare for those so they don’t slow the deal down. Avoid gossip at all costs. If emotions run high for you as you navigate a difficult deal, do not share your frustrations with your clients. They also break down specific things you can do to make the most of your leads. Set the tone now to make this your best year yet! Setting Goals The distance between you and your goals comes down to Mindset, Focus, and Consistency! Once you develop your goals for the year, put them where you can see them daily, which helps you stay consistent. Break your goals down into smaller bites. When you split a goal up into small, achievable pieces, you get to celebrate your successes along the way. Find accountability partners who won’t let you get away with things!  Don’t Let Leads Slip By If you spend any time scrolling on social media, devote just 15 minutes of that time to checking your emails and texts and responding to them.  Even if you haven’t contacted someone in a while, use the new year as an excuse! It doesn’t have to be salesy - just say hi and offer your help. Remember, it’s okay to ask for business. Ask past clients or people you know for referrals. Don’t forget to update your CRM with who you have contacted and where they are at. Keep finding those missing links.  Staying Focused Tiffany is going to implement non-negotiable time-blocking. Time-blocking helps Tiffany break down her days and weeks into productive time. Ashlee is data-driven, so having numbers to look at motivates her. Why should your clients choose you over your competitors? You need to know for your own confidence!Track and measure everything. Know where your business comes from to find your focus and niche.Know your market. When you have a sense of what is happening in your market, you give your clients confidence in their decisions.Have a go-to answer for “How’s the market?” You’re going to get asked this question a lot. Collaborate with other agents for the most complete information.Build and organize your database. Ensure the information is up-to-date - getting organized will save you time and help you track data.Choose who and how you’re going to market to people. Determine what materials you need so the people you connect with become clients.Learn to get comfortable on video. Even if you’ve never really made videos, you can always start. Get on social media. Look at the content you enjoy and create content that reflects what you like.Practice your scripts. Even if specific scripts don’t work for you, know your general talking points and get comfortable with them.Make your phone calls. A call will go a long way with clients, and if most of your clients are text-only, practice on your friends!Figure out how to implement all of these things. If you’re struggling with this, talk to experienced agents to get ideas.Master your presentation skills. It’s not just about how you present yourself - you need to understand how people see you AND how you make them feel.Be a sponge to ensure you’re doing your best for your clients.  This is a great career for lifelong learners. Have accountability in how you run your business. Eventually, after attending university, he went home to help his mom grow her real estate business. Despite the ups and downs, Jimmy is grateful for his experience in the industry. What Obstacles Do Agents Face? It's hard to get back into gear as a marketer and negotiator after a really easy market (as it was during the COVID-19 market). Mindset makes a huge difference here. Newer agents haven’t had to do much to put themselves or their properties out there in the past few years, so they must gain that experience. The people who are willing to get up and do the work are going to be successful. Tips for New Agents Have an attitude of service. If you’re focused on making a quick buck, you’re not going to make it. Work with an experienced agent. They may not have time to mentor you, but try to shadow them and learn by watching/listening. Stay in a learning mindset. Keep improving yourself by surrounding yourself with people who are a step ahead of you. Don’t let your clients (or yourself) give in to fear! In this episode of Realestatable, Tiffany and Ashlee discuss how the media's fearmongering permeates the real estate industry and what you can do about it. It’s time to get informed and get ready to educate others! Simple Communication BUILDS Trust Your clients might be new to the world of real estate and need to understand more of the terminology. Teach them the basics so they can be informed buyers. Buying a new home can be scary! Your clients may be going through a lot of emotions, so be patient with them and arm them with facts. Be real. Give them information without ulterior motives. Even if this isn’t the right time (for them) to buy, they’ll remember YOU and how you helped them. Overcoming Client Fears We can’t control what others say, whether that be the media, other agents, etc. We can combat misinformation with facts. Take the time to sit down with them or get on a phone call to talk about their concerns. Make sure you know your stuff!  What Should We Be Doing? Stay educated. There’s no time like the present to start tracking and measuring the things you do to boost your business! Tracking Keep track of what you’re trying, how long you’re trying it for, and the impacts.                                                 In your CRM (or a spreadsheet), make a note of how your clients found you. Be honest with yourself - you are your only competition, and if you’re not hitting your quotas, the only person you’re hurting is you. What Do We Measure? How many people are being added to your CRM per week - aim for 5 new adds. How many real estate conversations you’re having per week - aim for 30 conversations. Ashlee tracks how much she posts on social media. Tiffany recommends doing 2-3 things on social media that actually create engagement per week.  What Else Are We Doing to Drive Progress? Asking for reviews: Even if you’re just getting started in the business, ask people you work with or people you know for character reviews. Continuing education: Go above and beyond the minimum requirements and be proactive. Updated door-knocking: While you may not want to walk down the street and talk to every neighbor, you can set up events and campaigns to get your name out there. Building Blocks of Success: The Role of a Builder's Agent | Tiffany & Ashlee
It’s a great time to get your buyer into a new construction home! Check out this episode to hear why. On today’s episode of Realestatable, Ashlee and Tiffany discuss the ins and outs of new construction. Learn how to properly prepare yourself for the unique challenges (and benefits) of helping your clients get into a brand-new home. Flexibility is Key New construction comes with a unique set of challenges, especially in the current market. Your client’s wishes and their limitations may be in conflict, so dig into their wants and needs from the get-go. Work with other agents and contractors to understand the timelines of new construction (these timelines can fluctuate!). Help your clients understand that every property is different. Set them up for success by encouraging them to be flexible. Checking On the Property If your buyer is from out of town, you should definitely swing by the property to give them updates (and there’s no harm in doing this if your buyer is in town as well). Even if it looks like progress isn’t being made, the gears can still be turning! Work with the listing agent to find out what’s getting done. Make sure you and your buyers are aware of the limitations in the contract that define how often you can go check on the property. Putting Together a Contract Before you get started, scrub through a blank version of the contract. If you don’t understand something, work with your broker or a more experienced agent. Be on the lookout for things that work in the buyers’ favor rather than your client. Be strong. Always act as a go-between when your buyers start looking at a contract. Advise them to seek as much help as they need to help them make their decision. Working With a Builder Tiffany gained experience working with a builder by asking for a chance. If you’re interested in the opportunity, it can’t hurt to ask. You can learn a lot by working for a builder, but it’s important to keep in mind that building is a high-pressure environment.  “I love how you said, ‘Every process is different, every transaction is different,’ because I feel like that phrase, as a realtor, is your best friend. If you don’t know the answer, that gives you your buffer of being able to find out.” – Ashlee Jankovich “I am spending way more money on professional photography all day long, 100% of the time. It’s not all bad… but it’s not all great either! If you know, you know. In this episode, Tiffany and Ashlee are here to talk about all of the things that SUCK about being an agent and how to overcome some of those issues (or hopefully just make them suck a little less). Listen in for the relatability, stay for the solutions!  Being Available 24/7 There’s a lot of pressure to be present for clients all the time. Your schedule depends on other people’s availability, so it’s easy to bulldoze your own boundaries. If you have a family or other obligations, it’s hard to make time for YOU! Self-care and rest end up getting totally forgotten. To combat this, Ashlee sets up expectations with her clients. She lets them know when she’s available and when she isn’t.  Clients That Don’t Listen/Deals That Fall Apart As an expert, you come in with a lot of knowledge and have advice to offer. When your clients don’t accept your advice, you’re not set up for success! Look for the root of the issue your client has with your advice. Emotions always play a role in these big decisions. Bring in experts to help you solve client problems.  Being Commission-Based Bringing money in can be really inconsistent. Even when you don’t have income, you’re still going to have expenses AND you have to pay taxes! Tiffany recommends going into the industry preparing to make NOTHING the first year.  Business can be really busy or not busy at all. If you’re not busy, spend time educating yourself, practicing your craft, and investing in systems. Bad Houses that Fail Inspections Be prepared for big emotions when your client is looking at a house that fails an inspection! Frustration, fear, etc. are common things for them (and you) to feel. Do your inspections early enough that you and your clients have time to process the information and make decisions after the initial emotions pass. Tiffany recommends a 24-hour waiting period. Work with your home inspector to figure out next steps. Trust the process.  Fitting Social Media Into Your Life Give up on endlessly scrolling social media – you have to transition into being a content creator instead of a consumer.  Spend your time creating your content and connecting with people who are connecting with you. Batch your content so that you can release it over time. If your content is timeless, you can re-release the same (or similar) content year after year. “People don’t want to be sold to. Attend National/Regional Conferences Don’t be afraid to branch out. Even if you go to a conference with a group of people you know, focus on networking with people from all over the country. Make lasting connections. Bring your business cards and connect with people on social media to maintain relationships. Following up is crucial! Set up a system for yourself so your new contacts remember you and you remember them. Check Out Local Events Some agents only want to work in a small region. Get to know people whose radius doesn’t overlap with yours. At smaller events, you’re more likely to really get to know people and have working relationships in the long term. Making Passive Income Don’t be afraid to reach out to your previous clients. You never know who is getting ready to sell! When you forward previous clients to another agent, set that agent up for success by telling them what that client loved about you. Vet the agent you’re planning to refer clients to. When to Hire an Assistant or TC to Gain Back Your Sanity | Tiffany & Ashlee
Letting go of control can be hard, but if you want to grow your business, you need to learn to delegate. In this episode of Realestatable, Tiffany and Ashlee talk about the joys and challenges of working with an assistant and a TC. If you’re trapped under a mountain of paperwork or you’re spending your days sticking labels on envelopes, you’re not out there prospecting of building connections with clients – now is the time to ask for help! When to Hire a TC or Assistant Tiffany hired an assistant when she started working with a team that was looking up to her as a leader. For accountability’s sake, she needed to make sure she was getting everything done. Don’t wait until you’re deep in the weeds! Hire an assistant or TC when you have time to set things up and plan. If you’re being reactive in your business, you won’t have as much time to work closely with them or collaborate. Tiffany recommends getting an assistant or TC if you’re closing 1+ deal per month (but some agents prefer to have one before hitting that point). Keeping Things Organized Tiffany and Ashlee use Trello to communicate with their assistant. That way, it’s easy to keep track of what tasks need to be done and everyone can see where they’re at. The team employs a TC with a real estate license. They will often include her in group chats with the clients to help keep information about the paperwork straight. Unlicensed Assistant vs. Transaction Coordinator: What Do You Need? Unlicensed assistants can spend time dropping off or picking up items that you need, like popbys, cleaning kits, etc.  Assistants can also check on vacant properties and help with final checks before getting photos done. Transaction coordinators help with organizing, completing, and double-checking paperwork. Licensed TCs can legally do more than unlicensed ones – check NAR to find out what needs to be completed by a licensed agent in your state. “Don’t feel like, ‘Okay, I’m an irreplaceable part of this. The value is only there if…’ The value is there if it’s getting done. It doesn’t matter if it’s you.” – Tiffany Klusacek “I wanted a hand in everything on my business. I wanted to do the paperwork. I wanted to make sure it was done. I slowly started using [our TC]. I slowly was like, ‘Hey, can you send out this paper or this document? Can you email about this inspection? Your ideal clients are out there – let them get to know you!  Chelsea’s Background Before becoming a social media specialist, Chelsea was a real estate agent passionate about learning and educating others. Her “superpower” is to break down big topics and make them easy to understand and remember – and she wants to give the knowledge away! She loved being a realtor, but after 2008 she became a marketing director supporting other realtors. Where to Start: Squash Your Fears It’s totally normal to feel scared, distrustful or discouraged when it comes to making social media posts. Self-awareness can help you move past those negative emotions. Know what makes you unique and share that. Niche down! Knowing and understanding your ideal client’s fears, wants, and pains can help you with content creation. Converting Views to Clients The best way to get engagement is to give it. It’s not about posting any certain thing – you have to reach out and engage with the type of people you want to connect with. Getting views, going viral, or having followers isn’t the endgame, but these are things we can measure. People might be connecting with you and never telling you. It’s just like sending out postcards! You wouldn’t send one postcard and then be disappointed when you don’t get 20 listings! Keep it up!  Playing the Long Game Make content that brings you joy. Whether that’s Instagram Stories, TikToks, carousel posts, or podcast episodes. If you don’t like making it, you’re eventually going to give up. Be careful about making content that will suck up a lot of your time! Even though it can be fun to get lost in the details, it has to be functional.
