Attention new agents (or agents who haven’t worked with a buyer in a while)! In this episode of Realestatable, Tiffany and Ashlee break down the buying process into simple steps that you can follow. They also offer helpful tips on making the process as smooth as possible for everyone involved, from offer to acceptance!

What Should You Do First?

  • Check how many days the house has been on the market. Look at the history of the property. Is this the first time the house has been listed?
  • Build rapport with the listing agent. If you take the time to connect with them and show them you’re a committed agent, they’ll want to work with you.
  • Take the time to sit down with your client and work on creating the offer with them. Explain as much as you can!

After the Initial Excitement

  • Don’t rush. When putting an offer together, take your time and do your homework before committing to your offer.
  • Set clear expectations with your clients. You know how busy your schedule is, but your client may not. Let them know (kindly) how long it’ll take to put an offer together.
  • Talk to the lender to talk about the payment amounts and discuss whether closing costs are your buyer’s responsibility.

What if Your Buyer REALLY wants the House

  • You have to be the reality check. Show your clients comparable properties with similar floor plans and look at how much those properties are selling for.
  • If they desperately want the house but they’re asking for a lot of updates or the house is a little bit out of their budget, help them understand that they’ll have to give somewhere!
  • If you’ve built a good working relationship with the listing agent (and the lender), that will at least help you get the most information possible.
