He’s the author of the book The Wealthy Franchisee: Game-Changing Steps to Becoming a Thriving Franchise Superstar. Below are some interview excerpts. Currie:  What are the myths about why some franchisees succeed? Greenberg:  It’s such an important thing to talk about because everyone is looking at the top franchisees to replicate. The problem is we make a lot of assumptions about them. Honestly, a lot of wealthy franchisees don’t know why they’re successful. I was hosting an awards banquet for a franchise system, and their best franchisees were on stage. I asked each one: “What did you do last year that made you succeed?” They said, we do a lot of marketing, we treat our employees well, we go out in the community. I mean, who isn’t doing those things, that’s not the secret to success. That’s the prerequisite… Every franchise brand has stories of people who took over struggling locations and turned them around. So wealthy franchisees buy very mediocre locations, but they make them great. So, if you have a great location, it certainly can help. You want to fish where the fish are, right? You want to be close to the right demographic, but sometimes those locations aren’t available. So a good enough location is good enough, and wealthy franchisees prove this every day. That’s the first myth. The second myth is that they’re slaves to their business. These great franchisees I interviewed take vacations and go to their daughter’s volleyball games, and they’re home for dinner. They don’t work hard as much as they work smart. So that is a myth that they have to be slaves to their business. The final myth is that you have to have a passion for the business. I ran edible arrangements franchises. We did very well, but I have to confess; I’m not especially excited by fruit. What I did like is the celebration aspect, helping people celebrate important occasions. I think you have to appreciate and love something about the business, but it doesn’t mean you have to be passionate about frozen yogurt or pest control to be successful. There’s a lot of myths that are out there, and if we can replicate the right things – we can get results! Quattrocchi was interviewed by Franchise Business Radio Host and Certified Franchise Consultant, Pamela Currie, and explains financial terms and tax advantages for business owners.Here are some interview excerpts.Currie: Explain what is meant by gross revenue versus net?Quattrocchi: Gross revenue is total sales. The total amount of money you bring in the house. Net profit is how much is left after paying all your bills and your expenses. Let me say this about total sales and net profit; it is important to understand that franchisors usually set their royalties based on the franchisee’s total sales. So, the franchisor gets paid off of the top line and then the business owner (franchisee) gets to keep and profit off of the bottom line number, which is the net or the cashflow number.Currie: How does a franchise business owner receive benefits and tax advantages?Quattrocchi: When an individual becomes a business owner, he instantly morphs into two people. He is the owner that has to be compensated and he’s actually the employee in the  business that has to be compensated. So, he might have an officer's  salary where he takes out a salary and compensation there. And then he gets paid on the bottom line profit. But in reality, there are other certain advantages that we may take on the tax side. I like to divide tax expenses into three basic categories. There’s the “Ordinary and Necessary Category”, such as rent, utilities, repairs, salaries, and wages. Then we have what I call the “Hybrid Expenses”, that we all have as individuals, but because you are self-employed, you might be able to deduct some or most of those expenses. That would be things like your car expenses, cell phone, maybe your computers, your internet at home and things of that nature that you use partially or mostly using in your business. Then we have other tax advantage situations that I put in a third category simply because they are tax deductible. The most basic would be putting in a retirement plan. Retirement plan for a self-employed guy is basically where you take money out of one pocket and you put it in another, and you get a tax break for it. Obviously, you can’t use that money until you retire. Deck Medic has been in the outdoor wood restoration business since 1990. After running the old company for a few years it occurred to me that the best way for us to grow was going to be through franchising. Employees care about their check in two weeks, owners care about the customer calling us back for a maintenance coat in 2 years.In 2012 we decided to turn Deck Medic into a franchise, it took a few years and a name change from Deck Bright to Deck Medic because of trademarks but in 2016 we started franchising. I am not only the VP of Franchise Development but an original franchise owner myself. We currently only have 14 franchises but have 3 more scheduled to join us next year already and hopefully we will have a few more sign up this fall for next spring.Although we are “Deck Medic” we clean and stain more than just decks, we also protect Fences, Play Sets, Gazebo’s, Pergola’s and all outdoor wood surfaces. In addition we offer power washing service for concrete, paver patios, and house exteriors. Our wood repair options range from one board to a full re-deck.Most of our customers are homeowners but we also handle a lot of condo and town home associations. With everyone sequestered at home this year we have been especially busy with most of the franchise owners already surpassing last year’s numbers.I would say what has been most interesting since we became a franchise is dealing with the Covid19 issues. In the past we used to always print the quotes up in the customers driveway then present it to them at the kitchen table while we were there. This year we had to switch to more email quotes and early in the year while everything was still an unknown I would talk to the customer on the phone while I was on the deck and they were looking at me out a bedroom window.One of the best things about the deck restoration business is that it is not only recession proof (we did well in 2008 as well) but apparently pandemic proof as well. In a normal year most franchises have more work than they can handle but this year we have all be busier than ever.One of the unique things about Deck Medic is that in addition to the 30 years we have been in business and the training each franchise owner gets is that we have all of our own proprietary products. Our deck cleaners give our owners a competitive edge over the competition and since we make our own 100% oil based stain when the customer is ready for the maintenance coat in a few years there is only one place they can go to have that done, back to the local franchise owner.Our typical franchise owner is someone who is a people person, they have to be able to communicate well with the white collar homeowners as well as our blue collar workers. They must like the outdoors and not be afraid to get their hands dirty. They have to be able to wear all the hats; estimating using our software, selling, scheduling, payroll, hiring & training, and billing.One of the things I like about being a small franchise is that I get to know all the owners, their businesses and their employees intimately.QUESTIONS:Tell us about Deck Medic?
