Tune in to the Shergroupie Podcast where our Chief Shergroupie, Claire Sandbrook, explains about property screening solution and how you can make use of this product to protect your empty and void properties. It's also a powerful deterrent for properties that could be vulnerable to squatters and trespassers getting in giving you some additional problems. Our screens are often fabricated in steel, metal screening which is often rented to our customers on a weekly basis. You have to have a minimum of 12 weeks of rental service for your property when using our solution. It's more like a medium-term security fix for your empty property. So, when you decide to go forward and invest in a property screening solution to keep your property safe and free of trespassers, you can reach out to us, and we will come down to have a look at your property. We charge an installation fee once we have carried out an audit of all the apertures that we want to screen including doors, windows and anywhere where people can get in.Then we charge a weekly rental, an on-site survey is a risk assessment as well. We will look at the property in terms of any alarms that you might need - video alarms or wireless alarms. This is done to build up your security and keep your property safe and free of any trespassers. Traditionally this service has been used by our High Court Enforcement Officers team in the aftermath of an eviction. We've seen that usually after an eviction a property is at risk of re-entry from 2-48 hours. So, the screening prevents that from happening.  An eviction process can be followed by property screening. So, it's very much an add-on product to the enforcement action. However, you don't need to have an eviction to use screening, if you have a vacant property that needs to be protected by 24x7 security which is cheap and robust, then screening is a good deterrent to squatters getting inside.   If we get a call from you then Shergroup Security will respond immediately. A phone call to our business solutions team will get your service underway with somebody coming out to look at your property. Even photos and videos of your property can work if you have that and can send it to us, so we can review.When we fit the screening, we take care that it causes no or minimum damage and can be removed causing minimum damage. Hello and Welcome to the Shergroupie podcast! Today, Claire Sandbrook, our chief Shergroupie will talk about Mediation services for UK landlords and tenants. Our mediation service is a way to move through getting an agreement to a landlord and tenant dispute without going through the possession claims online or going through the court proceedings to get a possession order.Our mediation product is perfect for taking the heat out of the landlord and tenant dispute. It offers a way for landlords and tenants to negotiate the way through a situation which neither party wanted nor created. In the aftermath of the pandemic, landlords and their tenants are looking for cost effective ways to resolve their disputes.  Claire thinks mediation is a way for parties to seek agreement in a controlled setting which is far cheaper than going to Court.  Mediation works both ways and will help resolve the disputes that crop up between landlords and their tenants and sub-tenants.   So, instead of litigating with a view to either repossessing property or claiming damages the parties can avoid the inevitable backlogs created by the courts in the wake of the pandemic.Mediation gives everyone involved a softer landing when it comes to dealing with disputes. So, we've built up a panel of mediators led by a leading expert in this area to enable more and more landlords and tenant disputes to be dealt with through mediation. These trained mediators have experience in landlord and tenant law as landlord and tenant law has its own nuisances.It's got to be dealt with by mediators who understand the law and the landlord and tenant relationship so that an agreed way forward can be achieved.  As in many changes in the decade starting with 2020 mediations can be conducted in an online environment which we think is a positive thing. So, there's no need for the parties to travel to a remote destination.  Instead, it can all be conducted with the mediator in a communication channel such as Zoom. Tune in to our Chief Shergroupie, Claire Sandbrook where she talks about the importance of concrete barrier blocks and how they help in keeping the trespassers out of your property.  As a leading provider in the world of enforcement, Shergroup Enforcement Agents have been playing an active role in enforcing possession orders against trespassers and tenants for landlords across England and Wales.  We have been doing this for the best part of three decades in a safe and controlled business operation.  One of the important parts of our role is to risk assess a site to establish if trespassers can get back on to land while we are trying to evict them. So, our whole service comes from our experience of having to stop trespassers from getting on to sites – however determined they may be.  In protecting land, fields, derelict land, car parks, construction sites or any other open space from trespassers setting their encampment one of the easiest things to do is to drop concrete blocks across the entrance to a site.  Moving these heavy blocks carries an element of risk. Today, Claire Sandbrook, CEO Shergroup is going to talk about how to grow your perpetual traffic using your business photos. As a business owner Claire is often asked how to create consistent content for a website, a blog, and just generally to keep things moving forward in this era of social media? According to Claire the key is to use the business resources that are available to create content. Every business is trying to grow their community and get more customers. One of the best and simplest ways is to use photos to help you build sustainable content. Photos are one of the cheapest and most inexpensive ways for you to promote your business. And you're probably sitting on tens, hundreds, if not thousands of photos. And even if you don't have that many photos, then it's time to pick up your phone, with a good camera on it and start taking pictures. Because people are inquisitive to know what it is that you do. And certainly, as you serve more content up about what you do and how good you are, how skilled, how professional, people really can, provided they're the right audience, they will join your community and they will be your biggest supporters actually. Just be creative about how you click a picture, that's what we've been doing for this month, which is photo month in Shergroup.We've been looking at our archive and picking out some of our favorite milestone pictures, really, and putting them into black and white, and just having some fun. Just sharing those photos, which we've never shared before. We use photographs to tell our story. So that's a bit about Shergroup. Now, what about your story? What can you photograph in your business? The products you make, the supply, how you supply them, the services that you supply, your team, out and about, delivering, in their workplace, happy, and working for the customer, which I'm sure so many of you, that's your reason for giving great customer service, and happy customers, if they're prepared to be photographed.In a sea of imagery from real photos to stock photos to user generated photos, you've got to make your brand stand out, you know that. So how can you do that? You can use stock photos particularly and can make them your own. We use iStock photo, which we've used for, over 10 years. And just recently, we've started using Canva really seriously. And these tools are cheap. But you've just got to watch the cost of the tools that you set up because they all start to stack up, as little costs, little overheads to the business. And then when you've got your images, and you've got great photos place them on your website, create a Facebook page, create an Instagram page, create a Twitter page, a LinkedIn page, a Pinterest page, definitely, and YouTube. Now, you won't use photos on YouTube, you need video for YouTube. But you can bunch your photos up into some kind of slide deck and create a YouTube content from moving pictures.So, you just post the same content on all these channels. You don't try and do different content for different channels. You will try and do different content for different audiences, but your same content you can create on every channel because every channel has a different set of audiences. Now, if all that seems a bit too much, then reach out to us at Shergroup, because we have our own agency now to help business owners grow their businesses.
