A New Recreation Center with Megan McGown and Leland Poppe
A new community space may be on the horizon! On today’s episode, Megan McGown and Leland Poppe, co-chairs of the Wellness and Recreation Alliance join us to discuss the new recreation center project. This project has been in the works for over 20 years and their vision for the new recreation center is coming straight from the community: a larger building, a walking track, a larger swimming pool, and much more. The current multi-use gym will stay but they hope to adjust the swimming pool, with an added addition above for a figure 8 track on the second floor. They are also aware of the sentimental value of the current building, including its dome feature. In creating the new recreation center, they hope to incorporate the natural light and some similar features in the new building and its additions. The Wellness and Recreation Alliance hopes we’ll see funding for the new recreation improvements on our November ballots. In the meantime, you can get involved in this project when the mayor calls a work session in July. The city council will discuss ideas and implementations for this project and then they will decide whether it goes to the ballots in November. If you’re excited about this project, now is the time to contact your city council representatives and let them know you want to see this project on your ballots!Join us today as we get into these topics: ·       How the Alliance is implementing public opinion into the new recreation center ·       Proposed sales tax increase to pay for the improvements·       What happens if the initiative doesn’t pass in November? ·       Updates on banking apps and more banking informationLearn more about the project and keep up with updates here:  Timestamps:0:47 – It’s a busy time of the year! 2:10 - Welcome Megan and Leland 3:08 – What’s the vision for the rec center?6:06 – A part of a growing North Platte 7:44 – Displacing skate park 8:55 – Upgrading the facility now 10:20 – How much of the current building will still?11:24 – Elevation in the figure 8 track 12:05 – Incorporating the dome in the new building13:10 – What are the next steps?14:33 – Voting for funding in November 15:33 – Start getting involved! 16:10 – Watch the city council meeting 17:51 – How we manage the facility 19:52 – Donations compared to YMCA 22:02 – Why did you pick this size?24:21 – What happens if it doesn’t pass?26:12 – What does the ½ cent sales increase mean?28:10 – Changes in our bank app 31:57 – This is a community effort 33:52 – It’s time for something different  35:32 – Trivia: Baseball trivia! Follow us on Social:Facebook: facebook.com/NebraskaLandBankPodcastYouTube: youtube.com/NebraskaLandBankInstagram: instagram.com/NebraskaLandBankThis episode is brought to you by NebraskaLand Bank. Business Development Through the Years in North Platte with Edy Patterson
Our guest today, Edy Patterson, is a former winner of the Women of Achievement award, the Nebraska State Diplomat of the year in 2015, and is a long-time business developer here in North Platte. Edy started her journey as a business owner when she was just a young mom. Starting her own nursery helped her reach personal and financial goals.  After this venture, she began flipping houses, trained as an interior designer with Sherwin Williams, and eventually bought a failing business and brought it back to life.In 2000, Edy became part of a TIF project for the redevelopment of a building that eventually would become her printing company. TIF allowed Edy and her husband to capture their future real estate taxes and in turn that tax savings allowed them to set up and fund their new commercial building, elevating the community through jobs, sales tax, and more.  To Edy, one of the most important parts of being a business owner is taking care of your employees. Leadership is about being responsible, including financially in order to take care of those employees. We’ll explore Edy’s creative and varied journey as an entrepreneur here in North Platte, the advice she has for young business developers, and more on today's show.Join us today as we discuss further: ·       Edy’s first business venture as a young mom ·       The process of flipping houses and investing in real estate ·       The TIF project and redeveloping a building ·       Advice she has for young entrepreneurs Check out this year’s Woman of Achievement event:  0:37 – Where did Danielle work before NebraskaLand? 3:03 – Welcome Edy to the podcast!3:36 – Women of Achievement event is coming up 5:12 – What led her to start a nursery school? 5:56 – Where was her business first located? 6:35 – How did she finance her business? 7:03 – What was her next step in business? 8:36 – Did she sell her flipped houses? 9:07 – Did she look for certain houses?10:00 – Is now an okay time to flip houses? 11:07 – Helping a failing business 13:50 – How quickly did she turn the business around?15:34 – Redevelopment and TIF 17:07 – About what year was this? 18:24 – Tax savings with TIF for redevelopment 19:14 – Did they serve a large community?20:19 – Advice for young entrepreneurs 21:32 – Why did she sell her business? 22:59 – Best leadership advice for business owners23:53 – What has Edy been doing since selling?25:20 – Other business ventures she’s interested in26:57 – Where does she see North Platte going? 27:21 – Being part of one of the first TIF properties 28:22 – Trivia: “The most common search on Google?”  Follow us on Social:Facebook: facebook.com/NebraskaLandBankPodcastYouTube: youtube.com/NebraskaLandBankInstagram: instagram.com/NebraskaLandBankThis episode is brought to you by NebraskaLand Bank. From CEO to Senator with Mike Jacobson
How are you adjusting to daylight savings? There is a new bill working its way through the senate and house right now proposing an end to the time change, the Nebraska Lock the Clock Bill. Our guest today, the CEO of the NebraskaLand Bank and newly appointed Senator Mike Jacobson, knows a lot about this bill and joins us to discuss his journey from our bank to senator. His journey to Senator was a quick one, Mike was on the floor of the legislature within a day. He hopes to use his advantage of networking and respect to finalize ARPA funds for sustainable beef. On the other hand, from the general fund he hopes to secure funding for the rail park. He’s also passionate about the 773 constitutional carry bill, reducing Social Security taxation, and lowering the top bracket on income taxes while simultaneously working with the AGG coalition trying to get a larger credit back on refundable property taxes. Working with the other Senators, Mike is hopeful that these issues will be addressed. Mike is starting his campaign, which will have its final vote in November, and throughout the summer he will be reaching out to the people of North Platte and Nebraska! Join us today as we further discuss: ·       Expansion on the rail park and how the funds are allocated ·       Mike’s campaign race and the issues he wants to focus on ·       Changes coming to the NebraskaLand Podcast Timestamps: 0:37 – Daylight savings time 2:35 – Welcome Senator Mike Jacobson! 5:25 – Won’t take effect until next year6:11 – His journey from the bank to the Senate9:43 – Quickly on the floor of the legislature11:28 – Have you absorbed it all?12:09 – Getting comfortable with the process13:59 – Priorities he has while in office 18:45 – Real estate tax credit 19:39 – Expanding on the rail park bill  24:27 – Deciding funds for rail park 24:55 – Who determines where the funds go?26:35 – Mike is starting his campaign  28:22 – How the campaign and race works 29:19 – The issues he will be focused on 33:11 – A change with our phone app 37:28 – Trivia: Two education programs that teach about agriculture? 42:53 – Donating to the Women’s Resource Center! Follow us on Social:Facebook: facebook.com/NebraskaLandBankPodcastYouTube: youtube.com/NebraskaLandBankInstagram: instagram.com/NebraskaLandBankThis episode is brought to you by NebraskaLand Bank. Evaluating the Housing Market in North Platte
Mar 7 2022
Evaluating the Housing Market in North Platte
As many of us have probably noticed, the housing market has become a real issue in the past few years. Today, two of our senior Vice Presidents, Tonya Duncan and Josh Harm, join us to discuss the real estate market in North Platte. Tonya is our mortgage lending manager and Josh is our business banking manager. They work with clients throughout the North Platte market to help them in their home buying journey. But for many, this has been a lot harder of a dream to realize recently. Right now, we currently have 30 homes on the market as compared to a healthy market of around 150 homes. Danielle’s seen the lack of inventory first hand. While we are seeing an influx of new community members, we are also seeing a lack of adequate homes to buy. Volatility is certainly making this a complicated environment to navigate. With Tonya and Josh, we are going to explore some possible solutions to this problem and how they could help the families of North Platte. Alternative construction may be a strong trend that can offer some pricing relief. Townhomes also seem to be a huge untapped potential in North Platte. It gives first-time home buyers or even renters another option to look at. We’ll explore these options, jobs, housing programs, and more on today’s show. Join us today as we further discuss: ·       What does the North Platte housing market look like?·       What first time home buyers are facing in the market·       The troubles with building versus buying ·       How alternative construction and townhomes could help the market ·       The role employers and jobs play in the housing marketTimestamps: 1:40 – Welcome Tonya and Josh3:26 – Volatility throughout the market 4:52 – Why are we having this problem?6:12 – What’s it like to get a custom build?7:13 – Alternative constructions9:11 – Zero lot line or townhomes 10:41 – Getting people involved in vocational trades 11:45 – How employers impact the market 13:02 – “Shot in The Arm” program 14:48 – Do employers ever get involved? 15:27 – What grant programs can you use?16:14 – What can we expect with interest rates?16:40 – What should our community be doing?18:28– How neighboring communities are faring20:08 – Helping people buy their homes21:12 - Our commitment to home lending22:39 – Random trivia questions! Follow us on Social:Facebook: facebook.com/NebraskaLandBankPodcastYouTube: youtube.com/NebraskaLandBankInstagram: instagram.com/NebraskaLandBankThis episode is brought to you by NebraskaLand Bank. Community Projects Coming to Lincoln County with Chris Bruns
Feb 7 2022
Community Projects Coming to Lincoln County with Chris Bruns
A lot of new community projects are coming into the area! On today’s episode, Chris Bruns, the chairman of the Board of Lincoln County Commissioners, joins us to discuss some of these community developments. Continuing our conversation about the new rail park proposal, Chris shares why projects like this need support.Last year in the legislature, a bill was passed allowing Nebraska to have five inland port authorities. Chris is spearheading a port authority project himself. One problem we’ve seen with our current supply chain is land-locked logistics issues. An inland port could address these problems, while also attracting multinational firms to our area. The goal would be to have an inland port authority district, which we hope to encompass the new rail park. We’ll also discuss the possibility of a new golf course, housing issues in Lincoln County, Chris’ bid for the legislature, and more. Join us today as we further discuss: ·       Why projects like the rail park and inland port authority are important ·       Why our location can be competitive for this project with the rail park·       The exciting new golf course being built ·       How we can address the housing issues in Lincoln County ·       Chris’ background in the Marines and running for the legislature Timestamps: 0:38 – It’s almost Superbowl time!1:04 – What should we bet? 4:06 – The Chiefs and Bills game  6:52 – Continuing the rail park discussion  8:20 – Why do things like this need help?9:44 – What is the port authority project?13:39 – How does authority work? 14:34 – Is this application competitive? 15:32 – Is it contingent on the rail park? 16:05 – The new golf course coming to our area  17:26 – The job opportunities the golf course will offer 18:21 – What is the timeline on the golf course? 19:01 – New opportunities keep coming20:21 – Housing problems in Lincoln County 21:48 – Chris’ military background 30:47 – Chris is running for the legislature 34:04 – The county board is very active 34:39 – Consolidating the community in Lincoln County 36:22 – Trivia: Questions about the Marine Corp Charity: us on Social:Facebook: facebook.com/NebraskaLandBankPodcastYouTube: youtube.com/NebraskaLandBankInstagram: instagram.com/NebraskaLandBankThis episode is brought to you by NebraskaLand Bank.
